Why Do Some Houses Remain Unsold for Months?

14

Every agent has seen it. Two houses on the same street, listed in the same week. One is sold in a fortnight. The other is still on the market in the third month, and the owner keeps asking what went wrong.

At Faisalabad Realtors, we handle houses, flats, plots and commercial property across the city, and the answer is almost never “there are no buyers.” There are always buyers looking at houses for sale in Faisalabad. They just aren’t calling about that one.

The price is too high

This is the big one. Most owners price a house by what they spent on it, or by what a neighbor supposedly got last year. Buyers don’t care about either. They look at what else is for sale nearby and compare.

Prices in Faisalabad are going up, but slowly. Over the past year they have only just kept pace with inflation, so a house is worth about the same in real terms as it was twelve months ago. If you are asking for a big jump on top of that, expect a quiet phone.

The first three or four weeks of a listing bring the most calls. If the price is wrong in that window, lowering it later doesn’t bring the same attention back. Buyers start to wonder what is wrong with the house.

The paperwork isn’t ready

A lot of sales fall apart at the documents stage. Before you list, get these together: the  registry or transfer deed, a current fard, society transfer papers or NOC if the house is in a society, paid electricity and gas bills, and CNIC copies of every owner. If the house came through inheritance, every legal heir has to agree in writing. One missing signature can hold up the whole deal for weeks.

Tax is the other thing sellers forget. Since 1 July 2026, a seller on the Active Taxpayers List pays 2.75% advance tax under Section 236C, down from 5.5%. A filer buying pays 1.25% under Section 236K, down from 2.5%. Non-filers pay far more, and the old deemed income tax under Section 7E is gone. Check your own status before you list, not on the day of the transfer, and confirm the current rates with your tax advisor because they change often.

The house looks tired

People decide fast. Damp on the ceiling, flaking paint, a dark living room, a dirty kitchen, a cluttered gate. Even if the house is solid, it looks like work, and most buyers would rather pay a bit more for something they can move into. In Faisalabad’s heat, seepage and bad ventilation are noticed straight away.

You don’t need to renovate. Paint it, fix the leaks, make sure every light and fan works, clean it properly and take out the extra furniture. That costs a small fraction of what three more months on the market costs you.

The listing says too little

Nearly everyone starts their search online now. A listing with two blurry photos and one line of description gets scrolled past. Buyers want the plot size in marla, covered area, number of bedrooms and bathrooms, the price, how wide the street is, and how far it is from schools, markets and the main road. Take the photos in daylight and include the front of the house.

On our website, buyers can filter by category, bedrooms, bathrooms, floors and price. If your details are missing, your house simply doesn’t appear in their search.

Tenants in the house

If someone is living in it, buyers get nervous about getting possession. Rents here have been climbing, so a lot of buyers are also weighing up whether it is cheaper to keep renting. Give them a clear date when the house will be empty and you remove one of their biggest worries.

Saying no to every offer

Some owners turn down each offer, refuse to move even slightly, or only allow viewings at awkward times. Bargaining is part of every property deal here. A fair offer today from someone serious is usually worth more than a better one that may never come.

In short

When a house doesn’t sell, it is usually the price, the paperwork, the condition, or the listing. Sort those out, check your tax status early, and talk to someone who knows your area before you put the sign up.
